COEUR D'ALENE, Idaho — The Coeur Terre Development off Huetter Road will transform the Coeur d'Alene area over the next 20 to 30 years.
Despite intense pushback from the surrounding neighborhoods, Coeur d'Alene City Council members approved the project in March and the land was annexed into the city.
There are plans to build 2,800 new housing units, commercial shops and two new schools. On Monday night, the Coeur d'Alene School District approved the purchase of 20 acres on the north end of the development for just over $4.3 million, roughly $233,000 below the appraised value.
The district plans to build a new middle school there.
The purchase agreement requires Coeur Terre developers to complete the necessary infrastructure, including roads, sewer and water connections.
"This is the first time in a long time a developer has approached us and said 'What are the needs of the district?'" said Jeff Voeller, Coeur d'Alene School District Director of Operations.
"We would not have found a 20 acre site without Coeur Terre's partnership on this, so I agree they should be applauded," School District Trustee Casey Morrisroe said.
The district sold 10 acres of soccer fields behind Hayden Meadows Elementary, as well as the old Hayden Lake School to finance the land purchase. Coeur Terre has also agreed to dedicate another 10 acres to the school district for an additional school of the south end of the development.
